HOUSE RULES

LEGALLY BINDING CONDITIONS OF OCCUPANCY

 

These House Rules form part of the Booking Terms and Conditions (“Terms” or “Rental Agreement”) and are legally binding on the Lead Guest and all members of the party.

  1. GENERAL OBLIGATION

1.1 The Lead Guest is responsible for ensuring that all occupants comply with these rules.

1.2 Occupation of the Property constitutes acceptance of these conditions.

1.3 Breach of these rules may result in immediate termination of the stay without refund, and/or financial liability.

 

  1. OCCUPANCY & USE

2.1 Maximum occupancy:

20 persons (Hall + Cottage exclusive use);

16 persons (The Hall);

4 persons (The Cottage).

2.2 Only registered guests may occupy the Property.

2.3 The Property is for private holiday use only.

 

  1. CONDUCT & NUISANCE

3.1 Guests must not cause nuisance, excessive noise, or disturbance. Please be mindful of guests enjoying the adjacent rental (if applicable).

3.3 We reserve the right to terminate occupancy where behaviour is deemed unacceptable.

 

  1. FIRE SAFETY (CRITICAL)

4.1 Fires must not be left unattended under any circumstances.

4.2 Only authorised fuel (dry logs provided by Burnhopeside Hall Estate) may be used in fireplaces or fire pits.

4.3 The use of accelerants (including petrol or similar substances) is strictly prohibited.

4.4 Fireguards must be used at all times where provided.

4.5 Outdoor firepits must not be used in adverse weather conditions (including high winds or dry conditions).

4.6 All fires must be fully extinguished after use.

4.7 The Guest accepts full responsibility for any damage, loss, or injury arising from misuse of fire-related facilities.

4.8 No candles or fires must be lit with the exception of the open fires within the house and the firepit within the garden.

4.9 Fireworks, lanterns etc. are strictly prohibited.

 

  1. CHILD SAFETY

5.1 The Property includes features such as open fires, stairs, uneven ground, and outdoor hazards.

5.2 Children must be supervised at all times.

5.3 The Owner accepts no liability for injury arising from failure to supervise.

 

  1. RURAL ENVIRONMENT DISCLAIMER

6.1 The Property is located in a countryside setting.

6.2 Hazards may include uneven terrain, wildlife, livestock, ponds, trees and natural features.

6.3 Guests acknowledge these risks and accept responsibility for their own safety.

6.4 When walking through the woodlands and grounds guests will stay on the paths for own safety and woodlands will not be entered during adverse weather conditions.

 

7. PETS

7.1 Pets must be declared and approved in advance.

7.2 Guests are liable for all damage, cleaning, or disturbance caused by pets.

7.3 Pets must be kept under control at all times, and are not permitted near livestock. Access to the working farmland is prohibited.

7.4 Pets must not be left unattended within the property.

7.5 You are responsible for picking up your own dog mess and use the bins provided.

 

  1. SMOKING

8.1 Smoking is strictly prohibited inside the Property.

8.2 Breach will result in additional cleaning charges and may incur further penalties.

 

  1. CARE OF PROPERTY

9.1 Guests must take care of the Property and its contents.

9.2 Furniture must not be moved without consent.

9.3 The Property must be left in a clean, tidy and undamaged condition.

 

  1. DAMAGE, LOSS & ADDITIONAL CHARGES

10.1 Guests are liable for all damage beyond fair wear and tear.

10.2 We reserve the right to recover costs.

10.3 Additional charges may apply for:

  • Excessive cleaning
  • Unauthorised guests
  • Breach of house rules

 

  1. UTILITIES & SEPTIC SYSTEMS

11.1 Only toilet paper may be flushed.

11.2 Guests are liable for damage caused by misuse of plumbing or utilities.

 

  1. SECURITY

12.1 Guests must secure the Property when unoccupied. Please note there is CCTV in operation on the external walls of the property for your safety and security.

12.2 Loss of keys or access devices may incur replacement charges.

 

  1. SAFETY EQUIPMENT

13.1 Smoke alarms, carbon monoxide detectors, and fire safety equipment must not be tampered with.

13.2 Any interference will be treated as a serious breach of this Agreement.

 

  1. RIGHT OF ENTRY

14.1 The Owner reserves the right to enter the Property in cases of emergency or where there is suspected breach of these conditions.

 

  1. COMPLAINTS

15.1 Any complaints must be raised promptly during the stay, should complaints not be raised until after departure we shall not be held responsible as no opportunity to remedy was given.

 

16. Force Majeure

16.1 We shall not be liable for failure to perform obligations due to events beyond our reasonable control, including but not limited to extreme weather, utility failure, or government restrictions.

 

  1. Data Protection

17.1 Personal data will be processed in accordance with applicable data protection laws and the privacy policy available on our website or on request.

 

  1. Limitation of liability

18.1 Except as excluded or limited by law, the owner shall not be liable for accidents or injuries occurring at the property, loss or damage to personal belongings or risks inherent to countryside environments or leisure facilities.
